SCIENTIFIC VASTU | RENTAL HOMES | An Architect Explains
Nowadays, rental homes or rental apartments are very common since many people in big cities cannot afford to build or buy their own houses or they are looking for short-term accommodation. Because of the demand, many people are renting out their houses-either a part of it or the entire house. Vastu Shastra guidelines are applicable to homes owned by individuals, as well as rental houses. Vastu Shastra compliance, is nowadays an important factor that influences the decision of home buyers and tenants, alike. So whether you are an owner or a tenant, it is worthwhile to look into the Vastu of the rental home.
If you’re looking to rent a house, it’s not going to be easy to find one that is built as per Vastu Shastra. Most houses that are built for renting purpose are within a budget, small and cramped. You cannot make a lot of changes or structural renovations without taking the prior approval of the owner. So the Vastu defects have to be corrected in other ways. How can this be done?
Vastu Shastra, the ancient science of architecture, is about improving positive energies in a specific space to ensure physical, spiritual and material well-being. Vastu defects can be corrected by making changes in the rooms, by applying harmonious colours or by changing the placement of objects. To know more, read on….
Listed here are some Vastu Guidelines for rental homes. Since Vastu is a science, every guideline is based on logic and scientific reasoning. As an Architect, I have attempted to explain these guidelines rationally and scientifically, under the following headings, so that you can decide what you want to follow and what you don’t.
Who is affected by bad Vastu, the Owner or the Tenant?

WHO IS AFFECTED BY BAD VASTU: THE OWNER OR THE TENANT?
I often get asked this question – who is affected by Vastu defects – the owner or the tenant? Experts have a difference of opinion in this subject.
According to some experts the bad effects of Vastu will only affect the persons who are staying in that house, irrespective of whether the house is rented, or occupied by the owners or is in the name of somebody else. If the house owner leaves his own house and shifts to another house, then, the Vastu of his own house will not affect him. The Logic: According to me, this seems to be the right inference since Vastu principles impact only the user of the space.
According to other experts both the owner and the tenant are affected. The tenant is more affected, although the owner also suffers to a certain extent because he owns the house: The Logic- To me, this does not make scientific sense. But this inference holds true if both the owner and the tenant are living in the same building.
Either way, it is better that a tenant adheres to Vastu principles before shifting into a home, because it would impact him accordingly. Similarly, oth force tenants to vacate such homes frequently, in order to avoid Vastu faults.
WHAT ARE THE VASTU GUIDELINES THAT AN OWNER MUST FOLLOW WHEN GIVING HIS PLACE FOR RENT?
If the owner and the tenant reside in the same building, then the owner must reside on the upper floor: The Owner should always occupy a floor above the floor occupied by the tenant. The Logic – Always, one feels in control, if one is watching everything from above. If the owner is staying below, and rents out the upper floor, he may not be able to keep a track of the tenant’s activities.
If the owner and the tenant reside on the same floor, then the owner must reside in the South or West portion of the house: And only the North and East portion can be rented out. Similarly, even an outhouse in the South-West of the house must never be rented out as the tenant may become dominant. The Logic – According to the cardinal directions and the Sun’s effects, Vastu recommends that the South, West and South-West should be reserved for the Bedrooms, Toilets and other private areas. So by renting out a part of the house in this sector, the privacy of the owner is bound to be jeopardized.
Even if only one room is rented out, it should be in the North or East and not in the South, South West part: And never in the South or West portion of the house. The Logic – Since the owner is supposed to reside in the South or South West portion, it is not worth renting out a room if it is going to make the owner conscious of his private space. But all these guidelines hold true, only if the Owner’s bedrooms and private areas are near or below a tenant’s space.
WHAT ARE THE VASTU GUIDELINES THAT THE TENANTS SHOULD KEEP IN MIND WHILE TAKING A HOUSE/APARTMENT ON RENT?
The direction of the main entrance is the most important aspect, while taking a rental home and that is the direction you face, while coming out of the house. The best directions are the North-East, followed by North-West, East, North and West in that order. Avoid homes with South, South-East and South-West entries. The ideal location of the kitchen is in the South-East or North-West. The Scientific Reasoning – Refer to my post on Scientific Vastu Guidelines for Kitchens.
If your home does not have a designated dining room, try and find a spot that faces South-West and try to eat your meals there. The Scientific Reasoning – Refer to my post on Scientific Vastu Guidelines for Dining Rooms
The ideal position of the master bedroom is in the South-West. The Scientific Reasoning – Refer to my post on Scientific Vastu Guidelines for Bedrooms
Have a Puja room or a sacred space kept aside for prayer. This Puja room should preferably be in the North East portion of your home. Perform a Griha shanthi puja before occupying the house and also regular poojas/prayers after occupying the house. The Scientific reason – Pujas are suggested as they work to create a positive flow of energy and remove negative energy left behind by previous tenants. The first thing you see when you enter a home should not be a bare wall. You can place an idol or picture of your choice against the wall. The Scientific reason – The fresh air entering the house every time you open the door, should be allowed to flow into the rest of the house and for that there should not be a bare wall opposite the main door. This allows the house to breathe properly.
The doors in your house should preferably open inwards so that the energy of your home stays in your home. It’s also important to keep these doors operating smoothly and without any squeaks and creeks. The Scientific Reason- Doors that creak indicate bad workmanship, loose and un-oiled hinges and the possibility of cracking or breaking.
Fix all leaky pipes and faucets in your home. Wastage of water is like wasting good energy. The Scientific Reason – It is obvious that even drop by drop wastage of water accounts to considerable wastage over time.
Never have clutter or garbage in your house. If you find that you don’t use something for more than 4-5 months, think about getting rid of it. Your house should remain clean at all times, especially the North-East direction of your house. The Scientific Reason – Clutter accumulates negative energy and it also takes up space.
WHAT SHOULD BE AVOIDED IN RENTED HOMES, ACCORDING TO VASTU SHASTRA?

hello
we were leaving on ground floor from more than 40 years. Recently we renewed ground floor and constructed two more floors above the same. For upper floor we got tenant. We have shifted In middle floor. We wished to rent out ground floor but from last 3 months we are not getting any tenant for the same. Please guide.

I took a house for rent east facing..2 stories ground with hall south side kitchen north n store n washroom at north side.stairs at the north west.. from southwest.. upstairs 2 bedroom facing east both no th n south.. but toilet common at south west side in both floor.. what’s the remedies?

I am trying to rent out my brother’s flat which is not getting rented out. Direction wise it is ok. Main door is east facing. Master bedroom is south west. Kitchen is in south with hob facing east. I felt it is as per vaastu. For strange reasons, people come and see like it and it is not getting rented out. Can I put some elements which can attract the right tenant. Kindly let me now.

Hi Chitra,
Has it been freshly painted with light colours preferably shades of white? If not get it done. Then make sure the windows and doors have been polished or painted. Also check if the toilets look clean. Keep the windows open wheen people come to see the house. All these things will attract prospective tenants.

Sir, we have a seen a 1 BHK hose to take for Rent, its door is towards sunrise , and the kitchen is in – Kubeer moole in kannada ….. can we go for it , is it good in future ……Ventilation and rest of the facilities are good , hosue is at 3rd floor ,, we 3 of us are there, me , Husband and a kid .. Please suggest regarding this ………..

I do not tell people whether they should buy a house or not because I am not a traditional Vastu expert. The decision is totally yours because you should feel the vibration of the space and then take a call. Spend some time in the house and feel it. If you get good vibes, go ahead.

Sir we are looking for a rented house in banglore. We found one but its west corner towards north facing owners who stay on the top 2 floors, their is north facing. Is it preferable? Can we move in to it.

In rented accommodation you cannot expect everything to be in accordance with what you want. You will have to adjust sometimes.

Hi Vijay,
There are no Vastu tips that I know of, which can ensure a tenant will stay in a place only for 2 years! You can have very basic comforts in the house so that the tenant will not think of settling in for a long time. Or you can just tell him to vacate in advance.
