Shriram Luxor is a multi-rise apartment complex located on Hennur main road, East Bangalore. There are 444 apartments in configurations of 2 BHK, 2 BHK + study and 3 BHK in 8 towers with G + 13 floors. Shriram Luxor was launched in July 2015 and possession is expected in September, 2018. Apartments by other reputed builders in Hennur are Chowriappa Constellation, Purvankara Palm Beach, LGCL One Street, and Salarpuria Gold Summit.
LOCATION OF SHRIRAM LUXOR IN HENNUR, BANGALORE
Shriram Luxor is located on Hennur main road. Hennur is an upcoming residential hub in with a lot of schools, international schools, hospitals, malls, banks, entertainment zones and shopping areas in the vicinity such as Divya Shanthi High School, Royale Cancorde International School, Delhi Public School, CMR National Junior School, Bangalore City College, NICC – International College of Media & Design and more. Medical institutions too are in close proximity like the Baptist Hospital, Sundar Hospital, Vasan Eye Care Hospital, Columbia Asia. Many industries and IT parks like the Manyata Embassy Business Park (10 kms), the Integra Micro Systems (7 kms) and Ambra Software Technologies Private Limited (7 kms) are located in the surrounding areas. It is just 25km from Bangalore International Airport and 20km from City Railway Station. Banaswadi Railway Station is the nearest local station. Some of the nearby localities are Kalyan Nagar (3.7 Km), Horamavu (3.8Km) and Banaswadi (5.4 Km).

Shriram Properties, a part of the Shriram Group was launched in 1995. It has operations throughout the country with extensive presence across South India. Located in Chikkagubbi, on Hennur Main Road, Bangalore, Shriram Luxor offers 444 units of 2, 2+study and 3 BHK apartments with sizes ranging from 1,100 to 1,700 sq. ft. The builders claim that each apartment in Shriram Luxor “has been planned with strict adherence to the principles of Vaastu and Feng Shui”.
SPECIFICATIONS AT SHRIRAM LUXOR, HENNUR, BANGALORE
To give it the luxury tag, the builders have prepped up the specifications with granite counter tops and laminated wooden flooring in the bedrooms. Other specifications include vitrified tiles in the rest of the house, anti-skid tiles in the balconies, video phone at the door, French doors in the living room with access to the balcony, Teak Wood Frame and Shutter for main door and laminated flush doors for internal doors, UPVC windows and plastic emulsion paint inside the house.

Amenities in Shriram Luxor include Children’s Play Area, Landscape Garden, Swimming Pool, Basketball Court, Skating Post, Jogging Path, Tennis Court, Open Amphitheatre, Water Cascade, Maze Garden, Senior Citizen’s Park, Clubhouse, Library, Crèche, Wifi Connectivity, CCTV at the main entrance, Badminton Court, Community Hall, Steam and Sauna, Meditation Room, Gym.
ARCHITECT’S REVIEW OF SHRIRAM LUXOR, HENNUR, BANGALORE:
Since I am an Architect based in Bangalore, I am able to review some of the projects and builders in Bangalore with confidence. These reviews will hopefully help you in making the right decision when planning to buy a flat. My reviews are unbiased and solely based on the merits and demerits of the design of the buildings.
POSITIVES OF SHRIRAM LUXOR, HENNUR, BANGALORE
Location: The location near the ORR, Hebbal ring road and Manyata Tech Park makes Shriram Luxor very attractive to the IT crowd. Moreover, it is close to MG road, schools, tech parks, hospitals and the Airport.
Resale Value: Sriram Luxor is good for investment and will have good resale value because of it’s excellent location and also because it is a Shriram project and Shriram Group is quite well known all over India.
Appearance: The elevation of the G+13 structure has been made interesting with some blocking and massing unlike most multi-storey buildings which tend to be repetitive and boring.
Open area: Being a multi-storey project, Shriram Luxor has vast open area. So most of the flats will get ample light and ventilation.
Flat entrance: The entrances to the flats in all the towers are not from a dingy corridor. They get direct light and ventilation from the outside.
Foyer: Though the axonometric view of the 2-bed does not show a foyer, the floor plans indicate one. So I am assuming that all the flats have foyers which are advantageous as they serve as ‘pause’ spaces as one enters the apartment. Also they are a useful place to keep the footwear.
Room Sizes: The bedrooms, living, kitchen and toilets are very comfortably sized even in the two-bedroom units. See my post on Bedroom sizes in Design of a Bedroom, design of a Kitchen.
Utility provision: A separate utility has been provided, attached to the Kitchen.
NEGATIVES OF SHRIRAM LUXOR, HENNUR, BANGALORE
Cramped arrangement: About a quarter of the units are facing internal courtyards and other blocks. They do not have an external view.
Dining: In most of the apartments, the dining rooms and in some cases the living rooms do not get direct light. Though the sizes of the dining rooms are okay, they can be cramped since they serve as passage ways to the rest of the rooms. The bedroom and study doors open right into the dining and once the dining table is placed, it becomes quite tight to enter or exit the bedroom especially if the dining chairs are pulled out and people are sitting at the table.
Bedrooms: In the 2-bed units , the bedroom doors are opening against wardrobes. This can cause damage to the wardrobes and it is quite difficult to access the wardrobes behind the door unless it is kept closed.
All the 3-Bed-units have three toilets: In my opinion, there should have been 3-bed 2-toilet apartment options as 2 toilets are sufficient for a family of 4 or 5 and is advantageous as the super-built-up area of such an apartment is reduced by 150 to 200 sft. There are many people who want a 3-bed unit but cannot afford it because of the price which is in direct proportion to the super-built up area.
Lobby: A lobby before a toilet is good as bedroom and toilet doors can open from this space instead of from other rooms. But when the lobby becomes disproportionately big as in some of the 2 + study units, they are just a waste of space and it all adds up in the built-up area. So effectively you are paying for wasted space.
Utility: is quite narrow at 4′ while the balcony is quite wide. It would have been preferable if 6″ to 1′ was subtracted from the balcony and added to the utility.
This is my unbiased review of Shriram Luxor at Hennur, Bangalore. The location is good and the resale value will be good. I liked the overall layout, design and elevation. Moreover, the rooms are comfortably sized and so I will give it a rating of 7.3 out of 10.
